Property Managers keep saying: โ€œOur turnover is down because we nailed customer experience.โ€ Maybe. But when rates are high, homeownership is unaffordable, and people are scared to move โ€”Property Managers looks like a genius. Quick story. I was touring a property the other day. The broker and manager were bragging: โ€œOur renewal rates have never been this high โ€” over 52%! Itโ€™s because of our great maintenance team and corporate retention plans.โ€ I paused and asked: Is that really why itโ€™s high? Or is something else driving these numbers? Turnover has 2 buckets: โœ… Controllable (your fault): Maintenance delays Pest problems Noise & neighbor drama Bad management Pricing too aggressive โŒ Uncontrollable (life happens): Job transfers Marriage, divorce, kids Downsizing Evictions & nonpayment Death Health issues Now the data: โ€ข About 40% of move-outs sit in the controllable bucket. โ€ข The other 60% happen no matter how many surveys, apps, or โ€œresident experiencesโ€ you buy. โ€ข Renewal rates are cyclical: โ€ƒ- 2010s average ~51% โ€ƒ- COVID peaks hit 57% โ€ƒ- Today: 52%-54% (Translation: Most of that โ€œamazing retentionโ€ youโ€™re seeing right now? Thatโ€™s economic gravity, not operational brilliance.) ๐˜๐จ๐ฎ ๐๐จ๐งโ€™๐ญ ๐œ๐จ๐ง๐ญ๐ซ๐จ๐ฅ ๐ญ๐ฎ๐ซ๐ง๐จ๐ฏ๐ž๐ซ. ๐˜๐จ๐ฎ ๐ง๐ฎ๐๐ ๐ž ๐ข๐ญ. โ€ข Price right at renewal โ€” donโ€™t get greedy.(Unless itโ€™s part of your plan) โ€ข Fix things fast โ€” time-to-complete is a real KPI. โ€ข Enforce rules โ€” noise & neighbor issues kill renewals. โ€ข Communicate โ€” trust is the cheapest retention lever. The next time you hear someone brag about historic low turnover, ask them: โ€œHow much of that came from your systemsโ€ฆ and how much came from renters scared to move?โ€ Because if you donโ€™t know whatโ€™s actually driving retention, youโ€™re just confusing the wind with your own sailing
