Writing ยท Leasing & Conversion
I just read Greystar's 2024 Design Survey about "must-have" apartment amenities. While walk-in closets and natural light topped the list, let's have an honest conversation about why residents really choose Building A over Building B.
It's a hierarchy of decision-making that's as old as real estate itself:
No one's driving an extra hour for a fancy climbing wall. Period.
That 24/7 concierge service sounds lovely, but most prospects have already clicked away if the rent's $25k/month.
That sun-drenched studio with floor-to-ceiling windows? It is useless if you need a 2-bed for you and a roommate.
In today's digital world, a 2.5 Google rating is the equivalent of a "Keep Out" sign. Only the desperate ignore these red flags.
Amenities are merely table stakes - the "me too" game every property plays.
The spotless grounds. The immaculate model unit. The engaging leasing agent who makes genuine connections. In our rush to embrace AI and automation, we've forgotten a fundamental truth:
While competitors chase the latest shiny object - be it smart home tech or meditation rooms - the best operators focus on the basics: clean properties, maintained systems, and exceptional service.
Sure, have those walk-in closets and great windows if you can. But if you're like most properties where significant physical changes aren't possible, remember this:
In a world of chatbots and virtual tours, the human touch still turns prospects into residents.
